The design challenge for this project was how to create a 4 bedroom home on a 400m2 block that celebrated connection to garden but also first floor ocean views, whilst managing the constraints of visual privacy regulations and westerly sun and wind.

The result is a design that brings the garden up to first floor, using elevated planter beds to provide a green foreground for the ocean beyond, which, at the same time, are used as a device to prevent overlooking of the neighbouring property.

The form of the house is 2 simple accommodation connected via a central circulation stair. The upper floor living space is entirely glass, affording cooling breezes and garden and ocean views, using perimeter verandahs to shade and connect indoors to out.
